No. Parci é uma análise preliminar informativa. O projeto final tem de ser assinado por técnico inscrito na OA/OE nos termos da Lei 31/2009. Parci is feasibility, not a final permit.

Where does the legal data come from?

Every citation links to the official Diário da República (dre.pt) entry, with article and effective date. PDM zone shapefiles are loaded from each município's published planos.

How accurate is the PDM coverage?

We index 308 municípios. Gold-tier (Lisboa, Porto, Cascais, Sintra, Almada, Oeiras, Loulé, Faro, Braga, Coimbra) is verified zone-by-zone. Other municípios run on approximate envelopes — flagged on the map and in the report.

Do my reports stay private?

Yes. Studio and Developer plans store reports privately in your workspace. Public /share links are opt-in and watermarked unless you upgrade. EU-hosted, RGPD compliant.

What about IMT, Imposto de Selo, IVA?

All 2026 brackets and exemptions are inline on the pro-forma. RERU 6% IVA detected automatically when the plot falls inside an ARU.

Can I import a listing URL?

Yes — Idealista, Imovirtual, Casa Sapo, Custojusto. The Lot Review re-underwrites the listing against the PDM, national law, and Parci's buildable envelope in 45 seconds.
